Storm surge first

Hurricane Ian (2022) destroyed homes whose shutters were intact. Elevation, surge venting, and openings above the design flood elevation matter more than panel rating alone.

Post-Ian supply

Quality installers are still booked 3–6 months out in Lee County. Off-season pricing — May through July — is your friend.

Insurance constraints

Citizens and many private carriers in Lee County require wind mitigation features just to write a policy. Document everything.

Recent storm context

Hurricane Ian (September 2022, Cat 4–5 landfall) is the single biggest reference event in modern Southwest Florida construction. Insurance, code enforcement, and contractor availability all changed afterward — and they're still changing.

Local advice

  • If your home is in a Special Flood Hazard Area, address elevation and openings together, not separately.
  • Book installs in late spring; you'll save 10–20% and won't compete with peak-season demand.
  • Get your Wind Mitigation form filed before renewal. In Lee County it can mean keeping your policy at all.
