We bought our 1962 CBS home in Coral Gables knowing the original jalousie windows were a liability. After getting quotes for full impact windows (over $48,000), we went with accordion shutters from a long-established local installer. Permitting through Coral Gables took six weeks — par for the course in this city. Install crew showed up on time, pulled the Miami-Dade NOA paperwork without being asked, and finished in two days. Through the outer bands of two tropical storms we've had zero water intrusion. The two complaints worth knowing about: the corner latches on the rear elevation stick in summer humidity, and getting the company back to adjust them took three calls. The HOA also flagged the visible housing color before realizing it had been pre-approved through the architectural board. Overall: would buy again, but I'd negotiate a service visit into year two as part of the contract.
